The 3 Step System

Find off market land without planning permission in place

Most trainers will tell you not to look for off market land without planning permission as it is too risky.

Here’s why we suggest you don’t do that…

On market land has often been overpriced by surveyors and estate agents and it is very difficult to negotiate a viable deal. In addition, there is often greater competition which not only drives up the price but doesn’t allow you time to properly evaluate the site and uncover hidden costs.

Furthermore, you will have to pay upfront, long before you are ready to start building as often it will only have outline planning (which in itself is risky) and so you will need to apply for full planning which may increase your costs even further.

Only after you have full planning permission in place can you apply for building control regulations (building warrant in Scotland) and put it out to tender.

All the while you have money tied up in this site which does not allow you to pursue other opportunities.

There is a better way and that’s the Build It & Prosper Way…

We source off market land without planning permission in place and here is why we suggest you follow this path instead.

When you identify off market land (don’t worry we can show you how) there is no competition as it is not on the open market and often the landowner hasn’t thought of selling it.

Therefore, no agent has been involved to inflate the price.

This then gives you plenty of time to carry out your due diligence to make sure you have a viable proposition. During this time, you are working directly with the landowner building up rapport and trust, which all helps when you come to negotiations.

Providing you still have a viable proposition you will enter into negotiations with the landowner in an ethical way, to create a deal that is a win/win for both of you. This is then legally sealed with very little money exchanging at this stage.

It is through this process that we can show you how to make 33%+ of GDV on your developments.

The best bit is that you can walk away from this deal for whatever reason you choose.

Why might you do that? Here are some reasons…

  1. You are not granted planning permission
  2. The planners put on such onerous conditions that the project is no longer viable
  3. The project no longer interests you as you have found a better project
  4. The market crashes
  5. Your cat dies

Ok, maybe you don’t have a cat, but you can still walk away for whatever reason you decide and you will have no liability to the landowner.

One further benefit of this method is it allows you to build a land pipeline so that you can follow on from one project to the next without tying up all your money or having down time between projects..

Fund It

So often we hear people say that they don’t have enough money to get started in property development and so they never do get started.

The reality is that you do need money to get started in property development and a lot of it especially if you want to continue to grow your business.

However, it does not need to be your money. Now I am sure you have heard this before and perhaps you have thought once I have lined up investors, I will get started in property development.

Here is the problem with that thinking…

You will never attract investors until you have a deal to offer them. Think about it, how will they assess a deal you don’t have? There is nothing for them to get excited about.

The next problem people have is that they think…

” Why would anyone invest in me? I have never done this before”.

What is key here is having the right deal, showing competence through your training and how you present the deal.

You will never get investors to invest in you without a deal.

Therefore, the process is find the deal and then find the investors.

This requires that you know your numbers, which involves a proper viability assessment of your site, knowing your build and project costs. This is critical to establish the true value of the land and so you will have done all this work before you approach investors.

We have the tried and tested systems to do this which work for us and our students and will work for you too.

Finish It

There is a misconception that you need to have some sort of trade skill to build out properties.

The truth is while this can be an advantage it can also be a hindrance…

If you have a trade skill you will be tempted on the "doing work" of property development. What do I mean by that? Let’s say you are a groundworker, then you will get stuck in laying the foundations.

You might say what’s wrong with that? Nothing as long as you don’t neglect the real business of property development which in the early stages will be building your pipeline of land.

However, that is not to say that you can start out knowing nothing, but until you have a viable deal you don’t need to know this stuff and you will learn from each project you undertake.

We recognise though that this presents a confidence issue for most people, and they don’t like to get involved in something where they don’t know what’s going on.

Also, it’s important to know where to find good contractors, how you source and negotiate great material prices and comply with health and safety regulations.

It’s not just about planning your build, you also need to make sure you keep to your budget, gain your completion certificate, and have your completed build value up for maximum profit if you are selling it or looking to mortgage it if you intend to rent it out on completion.

Are Discovery Calls high pressure sales calls?

As you will see it is not possible to purchase our higher value programmes directly from the website.
